Patricia, you are so helpful, and I do appreciate it very much! I found the mystery joists. They were on the Deck plan! Oy! The mistakes of a novice. What I'd like to be able to do with the Framing editor is to add framework ... 2x6's and some steel bars, to provide the detail I need for a mezzanine that I'm hanging from the joists of an upper floor. The mezzanine serves as a landing between two staircases. I need it to provide the head clearance (80" by code) as the stairs go up into the garage attic through the gable end of a connecting room that goes between the main house and the garage. I can send AS4000 drawings, if you like.

Hi Westbrook,

In the main menu (Framing Editor) you will find the 3 elements you can add to your framing plan (framing beams, joists and columns).
Each one of these elements can be modified according with your own specs, dims, materials, etc. Just right click and specify the properties of the element and they will appear in the Estimator
Notice that, the joists, studs, etc of the basic plan will also appear in the Estimator, so you must check for duplicated elements

In addition, if you wish to draw a very specific detail, you can use the Section Details (Power Tools). You can link this detail to your floorplan. However, as this is a drawing tool only, the elements will not appear in the Estimator

Hope this helps
